Built by people who've been on every side.

Umoja was founded by people who have lived this market from every side. We have been tenants — sharing flats, pooling rent, keeping the lights on the way most people do at the start of their working lives. We have become homeowners. And as life moved us up the housing ladder, we became incidental landlords too: taking on a buy-to-let to bridge a moment, renting out the homes we had outgrown.

Then the maths turned. Interest rates rose. Section 24 eroded the relief. Compliance stacked. The Renters' Rights Act tightened the rules. We felt every bit of it — the same pressure every incidental landlord is feeling right now. But we could not bring ourselves to pass that pressure down to the people now living in those homes. They had lives, plans, dependants. They had been us, not so long ago.

Umoja exists because we refused to accept that the only options were eviction or a discounted sale. We built a third one. The landlord gets vacant possession — to sell at the full value of an empty home, or to use the property however they need — without the fight. The tenant leaves with a meaningful cash reward in their pocket. Both sides keep their dignity. Both sides come out ahead.

What Umoja stands for.

Dignity.

Everyone in the transaction deserves to leave with their pride intact. Tenants are not obstacles. Landlords are not villains. Partners are not just in it for their slice of commission.

Fairness.

Co-operation is rewarded. Bad faith has a cost. No one wins by accident and no one loses by ambush.

Plainness.

If it can be said in plain English, just say it. We don't believe in window dressing — jargon and false assurances.

Craft.

Attention to every detail — the code, the contracts, the execution. We're transparent about how it works, we don't hang about, and we don't cut corners.

Agency.

Landlords and tenants should have a voice in decisions that affect their home, their investment, or their welfare and livelihood. Consent is designed in, not bolted on.

We maximise value by working together — landlord and tenant — to reach vacant possession with dignity for all.

Honest scoring, by design.

For a co-operative exit to be fair, the landlord has to score the tenant's behaviour honestly. So we made sure they have no reason not to: any part of the fund the tenant doesn't earn never goes back to the landlord — there's nothing to gain from marking someone down. It goes to charity instead. The scoring stays honest, and the money still does some good along the way.
